Be the Queen of Your Castle

The confident woman's guide to homeownership

Fall brings changes….what about a new place to hang your calendar? October 7, 2011

The fall brings lots of changes.  Backpacks are filled with notebooks and pencils and lunchboxes and the excitement of new teachers and new friends and new responsibilities.   Green leaves turn to brilliant yellow, gold, copper and red.  And thoughts start turning to warm fires, fancy chili spiced hot cocoa and friends and families gathered around the television watching games and movies sharing nachos and cake pops.

Let’s get real.  The backpack might not belong to your kiddo.  It could belong to you!  You could be taking classes to further your
career, make a new career or to simply learn to knit so that you can actually join in with your friends who have now become the Friday Night Knitters!

No one has to know that deep inside of that backpack of books, papers, knitting needles and bright lime green yarn is your own autographed photo of shirtless firemen…that you bought for ‘charity’!  You thought you’d have a locker to hang that up, but alas you settle for quick peeks here and there.  After all, remember it is for ‘charity’ and you want to make the most of your investment!

Married, single, dating.  It doesn’t matter what your Facebook Relationship Status is.   A girl wants a place to celebrate the changes that come in life. You long to cook up some fantastic pumpkin risotto and try it out on your friends or your kids…. if you’re lucky
enough to have them hang around after the fire alarm goes off while you’re solving the world’s problems on the phone with your bestie!  Oops!

Whatever the transformation or enhancement dream that is there in your mind, it’s definitely achievable.   Whether it’s something you just jump into while wearing your new Gladiator heels or it’s something you research while sipping your chai tea is for you to decide.  Just because the brilliant summer colors are making their way to the back of the closet as the wardrobe changes over to snuggly sweaters and boots, it doesn’t mean that you can’t consider a literal change in scenery.  Get on over to the hardware store and get in on the deals on leaf rakes!  It’s time to clear a new path!

Why not look towards a new address?.  Maybe you can’t afford 90210 (oh so overrated anyway!).  But what about zips 80209 or 80016 or 80004? Those zip codes have walls, floors and appliances…as well as fire alarms (don’t forget the risotto!).    Did you
know that there is a change that has happened in loan rates?  Did you know that some neighborhoods offer possibilities that were never there before, simply because the prices are historically low?  What if there are potential properties out there for the Queen of the Castle, whether you rule over many or just have the castle all to yourself?

**Special Note:  For you single girls who want to make a purchase, you are becoming a VEG or part of a Very Elite Group. Single female buyers accounted for 15 percent of the market in 2001 and now account for 20 percent of the home buying market.

While you’re considering your ‘big change’ you may feel the need to get in shape for carrying boxes and heavy furniture to your new abode.  If you don’t think you are where you should be for the big day, let us give you a couple of ideas.  First of all, off with the high heels!  Not a good uniform item for running up and down a truck ramp and negotiating stairs!!  And, two, you should probably contact Andi Renshaw and see if she can help you with some pilates training to get you into Iron Woman shape for your move!     andi@athleticpilates.org

You can’t graduate before you take the classes and do the research! Hit the blue ABOUT button at the top of the page and let us help you determine whether it’s time to pack the minivan or the VW Bug with all your stuff!

We love to hear what new things people are doing.  With the fall bringing changes, what kinds of changes are you making in your own personal life, even if it doesn’t mean a change in address?

Who Can Buy a Home With Down Payment Assistance? Divorced Women Can! May 10, 2011

Save your money to replace that disgusting La Z Boy recliner your ex used to sit on and get some assistance for the down payment on a new place instead!

The Confident Woman’s Guide to Homeownership; A Fresh Start April 8, 2011

Welcome to your homeownership blog for the women of the Denver Metro area!

The purpose of this blog is to educate single women about the security and independence that homeownership provides and how to get there.

Did you know?

  • 20% of homebuyers are single females
  • 50% of all buyers are first time home buyers…..you are considered a first time home buyer if you are newly independent (even if you’ve owned with a partner or spouse)!!
  • Single women make up more than 1/3 of the growth in real estate ownership

But let’s face it statistics aren’t why you want to own a home!

You want a fresh start!  You want a place to call your own!  You want your independence!  You want….

  • Closet space for your growing shoe and clothing collection!
  • Space for friends and family to share a glass of wine or coffee and great conversation!
  • To paint that bedroom bright fuchsia!
  • To finally be able to office at home!

You’ve earned it!  You can achieve it!  Invest in your own future!

So many women don’t realize that can achieve this on their own, without a partner.  We are here to show you that it is possible!

Wednesday a story was run in CNN that indicated that in order to purchase a home, you need 20% for your down payment.  NOT TRUE!  There are down payment assistance programs that allow for as little as $1,000 down for first time home buyers.   And, as we mentioned, if you are newly independent you are considered a first time home buyer.    While not everyone qualifies for these programs, you can still put as little as 3.5% down.

Interest rates are great….home prices are great…..It’s a great time for a fresh start!

To buy or not to buy….What media information is influencing your decision to buy or not to buy?
